Co404: three houses in Mexico and Colombia, built around not eating alone

Co404 has run colivings in Latin America since 2021, with houses in Oaxaca, San Cristobal de las Casas and Medellin. Its own summary of the model is work well, travel slow, never eat alone, and the operating detail backs that up: dedicated community staff on shift from 8am to 8pm whose only job is getting people talking.

What Co404 Does

  • Three cities, one brand. Oaxaca and San Cristobal in Mexico, Medellin in Colombia, so a few months can move between them.
  • Around 30 guests per house. Big enough to find your people, small enough to learn everyone's name.
  • Community staff, not just a calendar. Volunteers on duty through the day, a family dinner every Wednesday and daily group activities.
  • Long stays as the norm. The operator reports 80 percent of guests stay 28 nights or more and 40 percent extend.
  • Private rooms from around 362 dollars a month. Medellin cheapest, Oaxaca around 570, with discounts on longer stays.

Why It Makes Sense for Nomads

The three cities are well chosen and quite different. Medellin has the biggest nomad scene in South America and a spring climate all year. Oaxaca is the food capital of Mexico with a serious cultural calendar. San Cristobal is a highland colonial town in Chiapas that is cheaper and slower than either.

The residency numbers are the useful signal. A house where most people stay a month and nearly half extend has a very different feel from one full of people passing through for four nights, and it is the closest thing to a measurable proxy for whether a community actually forms.

Prices are low even by regional standards, particularly Medellin at under 400 dollars a month for a private room.

The best value community-first coliving in Latin America, in three cities worth the month.
